As a first time
homeowner, I was very inexperienced in the art of buying and selling
real estate. I made my initial purchase in the Castle Court area and
was quite happy with my investment and home. As my personal housing
needs changed, I considered selling the property. Fortunately, I
selected a neighborhood that experienced outstanding growth and
found myself in a position to flip my first property and hopefully
realize a profit. At least I thought it would be that simple given
all of the real estate activity I noticed in the neighborhood.
I
opted to try the for sale by owner approach and stuck a sign
in my front yard. After about two months, I discovered the interest
was not that strong and most of the people who called already lived
in the neighborhood and were merely trying to see how their property
valued to mine based on my asking price. I also quickly discovered
that I was not an expert on how to position a selling price.
My
luck changed for the better one Saturday afternoon when Julia stopped
by for a visit. We casually spoke for a while and she piqued my
interest by suggesting that I could realize a much better profit
with her support. I was intrigued, but concerned about the commission
I would lose considering the limited interest I had to so far. We
spent more time talking over the next couple of weeks and I gained
a better understanding of the potential. I also was educated on
simple things I could do to improve viewership and present a better
product.
Julia
made several recommendations and we agreed the property would not
be listed until I held up my end of the bargain and prepared the
property for showing. I did my part and Julia certainly did hers.
1633 Bonnie was listed the next weekend. More people than ever showed
up and many displayed visible interest. The property remained on
the market for a couple more weeks, but to my surprise, the actual
buyer was one of the first to inquire on that opening weekend. He
took care of his business and promptly made an offer, which I was
very happy with. There was some minor negotiating under Julia's
advisement, but for the most part, it was a seamless sale.
The
net result is with Julia's support, I quickly sold a property for
more than I ever expected. I would not have had the same experience
if I stubbornly tried to sell on my own. I continue to call on Julia
for property advice and will rely on her exclusively when I make
my next purchase and any future sales.
